A prospective buyer contacted SERL based on recommendations from their RICS chartered surveyor and the vendor’s estate agent. Both parties endorsed us due to our well-known independence.

SERL was contacted by the property owner who was seeking a reputable, independent, and highly experienced structural engineering company specialising in Structural Engineers Reports for residential properties in the Morden area. They needed a report to address the concerns of their mortgage surveyor, who identified structural issues, before approving any loan finance.

In response to the client’s requirements our qualified Chartered Structural Engineer recommended a General Structural Inspection report.  

SERL offers two types of structural reports:

1) A localised, specific, and limited Specific Structural Inspection (SSI) report or a Structural Engineers Defect Report.

2) A broader General Structural Inspection Report (GSI) or Structural Engineers General Movement Report which focuses only on matters of cracking and movement.

Our Structural Engineers Report for the Surrey property

The property displayed significant cracking, although some may have been historic.

Our structural inspection identified some movement and cracking, but none appeared too severe. Notably, the front bay window showed cracks both internally and externally.

SERL’s conclusions

Our chartered structural engineer was satisfied that the structural issues were minor and historic.

His report enabled the mortgage surveyor to approve the loan and helped the buyer budget and plan for routine crack repairs.

SERL’s recommendations

The purchaser had identified and consulted a chartered structural engineer to obtain the necessary expert opinion for mortgage approval.

In this case, we confirmed that there was no ongoing subsidence, addressing a common concern for lenders.
