A Specific Structural Inspection (SSI) is a visual inspection of a very specific structural defect, such as a single crack in a single wall. It does not address multiple cracks or more general signs of subsidence or movement; for that, you need our more GENERAL Structural Inspection report (GSI).
A SERL Chartered Structural Engineer will carry out a structural inspection of the issue agreed to identify whether it is a structural problem. Their written report will offer guidance on remedial action along with estimated cost for any repairs, if requested. Other parts of the property not related to the specific problem will not be inspected.
SERL’s Specific Structural Inspection (SSI) is appropriate if it is believed the property is generally sound, but there are concerns about one specific structural defect, such as a bulging wall or a single crack above a door frame. A qualified Structural Engineer’s assessment of cracking can be crucial for determining whether there is movement due to subsidence, or whether cracks are superficial.
An SSI report might be requested following a Surveyor’s report which has been carried out for a property valuation. It is important to understand the limitations of this type of report and that SERL also offers a more comprehensive General Structural Inspection (GSI) to assess the structural integrity of the whole building.

Fees also vary depending on geographical location and access arrangements which can add considerable extra time.
