An owner contacted SERL based on recommendations from their previous surveyor. They had endorsed us due to our well-known expertise and independence.
The client sought our expertise in structural engineering reports, especially within the Chiswick, West London area. They were concerned about a number of recent cracks which had appeared throughout the property, some of which were becoming worse since their occupation during the past two or three years.
In response to the client’s requirements our qualified Chartered Structural Engineer recommended a General Structural Inspection (GSI) report.
SERL offers two types of structural reports:
1) A localised, specific, and limited Specific Structural Inspection (SSI) report or a Structural Engineers Defect Report.
2) A broader General Structural Inspection Report (GSI) or Structural Engineers General Movement Report which focuses only on matters of cracking and movement.
The property was a typical mid-terrace family home, featuring two floors and a loft conversion.
Its construction included the standard solid brick external walls, suspended timber floors, and roof framing.
The property showed no evidence of structural cracks in the main loadbearing walls or the external façade.
The cracks identified by the owner were minimal, ranging from hairline to 1 mm in width.
There was noticeable deflection in the internal floors on the first floor, and some might consider levelling both the floor and the distorted door frame to enhance the visual appeal and resale value.
The client was relieved to receive guidance from an experienced chartered structural engineer.
We assured them that the cracks were merely typical plaster issues due to shrinkage and loose material.
Satisfied that the structure was in good order, we we were able to reassure the client and provide a positive report.
