A property owner contacted SERL based on recommendations by a friend. They needed a structural engineers report to address their concerns with regard to some minor internal cracking. Consequently, they sought an independent third-party opinion.
SERL was contacted by the property owner as they were seeking a reputable, independent, and highly experienced structural engineering firm specialising in Structural Engineers Reports for residential properties in Battersea and the South West London area.
In response to the client’s requirements our qualified Chartered Structural Engineer recommended a General Structural Inspection report.
SERL offers two types of structural reports:
1) A localised, specific, and limited Specific Structural Inspection (SSI) report or a Structural Engineers Defect Report.
2) A broader General Structural Inspection Report (GSI) or Structural Engineers General Movement Report which focuses only on matters of cracking and movement.
There were no signs of external or structural cracks on the property, allowing us to reassure the owner. The client had also noticed several internal cracks. However, these were merely hairline cracks typical of plaster or shrinkage and posed no structural risk.
In addition, the client expressed concern about the bounciness of the first floor, but we able to reassure them that in this case it was perfectly normal.
We were pleased to confirm to the client that there were no structural problems and that all issues were purely cosmetic.
The positive report reassured the client that the noticeable cracks posed no structural threats and that the ‘bouncy’ bedroom floor was completely stable and not unduly bouncy.
