Our Structural Engineers Reports are the professional way to assess the structural condition of a property. One of our Chartered Structural Engineers will inspect the property and report on the “nuts and bolts” framework of the building, focusing on the load-bearing walls, to identify any structural movement issues. Their written report will identify the causes of any structural faults such as cracking; and, if appropriate, include broad budget costs for repairs.
If the property you intend to purchase has cracks, bulging, or other signs of movement or subsidence, a report from a qualified Structural Engineer will identify the cause of the fault and detail the next measures and associated costs for remedial works. A Structural Engineers Report can be important when negotiating the price of a property, applying for a mortgage, or applying for building insurance with subsidence cover.
If the property you are marketing has a structural issue, making it difficult to sell the property, a structural inspection by a Chartered Structural Engineer who then provides a Structural Engineers Report can be both useful to inform you of any problem areas and to reassure prospective purchasers. The purchaser’s Surveyor might also request a satisfactory Structural Engineers Report before recommending to proceed with the transaction so an early up front report might help avoid this.

1. For specific localised structural concerns, we offer a Specific Structural Inspection (SSI), also called a Defect Inspection Report.
This is a visual structural inspection of a single issue, such as a crack above a window or a bulging wall. Our Structural Engineer will focus on the one issue agreed with the client and will assess whether the problem requires remedial action and advise on implications and costings.
2. For multiple cracks or general signs of movement we offer a General Structural Inspection (GSI), also called a Structural Engineers General Movement Report. This structural inspection will assess the overall condition of the building’s loadbearing walls and appraise the implications of any signs of cracking and movement. Our Structural Engineer will also address the external environment of the property to evaluate any risk posed by potential hazards such as large trees and drains. By separate instruction the roof structure can be appraised but this does not form part of a routine movement report to assess cracking.
Our Structural Engineers Reports will include a full and unbiased written assessment of any structural faults we find along with our recommendations for repairs in general terms. Only rarely are further investigations necessary and are not normally possible for pre purchase reports.
